DETAILS :
The owners of this investment property are avid, switched on, savvy investors.  They have just completed a Granny Flat build in Ipswich (see the case study @ ipswichgrannyflats.com.au).  This property was purposely purchased with the view of either sub division down the track, or at least to build a Granny Flat in the backyard.  

First thoughts of where to build the Granny Flat were middle of the yard towards the back fenceline.  Second thoughts, it was decided to position the new build on the top right hand side of the property.  In this way any future sub division could also cater for a second Granny Flat on the lower side of the property. 

This is a great example of aiming for the best and highest use of a property.  The existing house is set some distance back from the front setback - the potential to split the block right down the middle and create two new blocks is easy enough to achieve.  Remove the existing house, build a duplex style at the front, common wall, an already built Granny Flat in place on the top side of the land, then last but not least build a new Granny Flat on the lower side!  Four new builds from the original one property, one title = 4 INCOMES- AWESOME !!!

Plans drawn up by an architect that specializes in passive solar orientation and each of the new builds has a light bright feeling inside.  No hot summer sun shining in the living areas - it’s all about smart design. 

The existing postwar had a new kitchen installed, bathroom upgraded, hardwood floors sanded throughout and some painting and minor maintenance completed. 

New tenants in place after the renovation, the investors commenced the process for a Granny Flat.
