These interstate investors had purchased the property a few years ago now and were looking for ways to improve the rent return. One house on a big block didn’t make sense to them (or us). The existing house was positioned to the left hand side of the block so it made sense to build a smaller second home to the right. 

If we are able to install the new dividing fence line prior to building commencement, it makes things a much easier and smoother process from the tenants point of view in the existing house. So this was completed prior to the commencement of building. 

Magnificent views over the Windaroo Valley but there was a fair slope to the right. This required additional engineering and bracing which then necessitated some extra scaffolding because of the ground level to building heights. 

Once the approval process was complete, less than 8 weeks from turning the soil, we are now advertising it for rent! 
A nice single carport to the front right hand side is a great complement to the granny flat building itself. 

​The size of the granny flat is just under 70m2 with 2 bedrooms and a timber deck under roof line with views to die for … 
In this instance the investors are achieving close to 9% rent return – so much better than only one big house on one big block. 

SUMMARY: 

Gorgeous new granny flat complete with its own awesome timber deck with views over the whole valley – landscaping about to commence. A very nice result for the owners.
