DETAILS :
These Brisbane investors were looking to add to their property portfolio with investments that were either neutral or positive cash flow. 
 
They had a very hands on approach, inspecting a large number of properties that were initial thought suitable, but for various reasons were decided not so.
 
We worked closely with them, attended several pest & building inspections until a suitable property was found.  The property had two covered car accommodations and two existing driveways – what a bonus !  One was a larger than average double lock up garage and this was the one that has been utilised for the Granny Flat.
 
A site plan was drawn up and a simple set of concept sketches and with only a couple of small amendments, the design was set.  The backyard space where the proposed Granny Flat was to be built already had reasonable fences, and it was simply a matter of installing only one new dividing fence line, so that as the existing house was being advertised for rent potential tenants could clearly see their own backyard space.
 
There was only one very large gum tree to cut down, but other than that the yard was a good level block of land – perfect for a Granny Flat build !
 
Approvals in place, building work commenced early July 2016 and within a short period of time footings were completed, flooring, frame, roof trusses – and we are now just past lockup !
