These Sydney investors were looking for investments that were either neutral or positive cash flow. They had considered using Sydney Buyers Agents to find them such an investment, but worked closely with us instead over a 3 month period as we were literally ‘the man on the ground’! They had realised the only way to achieve a positive cash flow was to put a Granny Flat (Auxiliary Dwelling) in the large backyard. They had gone through the process with an investment property they owned in Sydney. Our architect drew up a site plan and a simple set of concept sketches and with only a couple of small amendments, the design was set. The backyard space where the proposed granny flat was to be built already had reasonable fences, and it was simply a matter of installing only one new dividing fence line, making the build easier for the existing tenants in place in the main house. We ended up with a reasonably large building envelope of approximately 20m x 20m, allowing a 10m distance from the existing house to their new rear fence line. This makes the yard for the Granny Flat itself a nice 400m2, with just over 600m2 for the existing house at the front. There were no large trees to cut down and only one small garden shed that needed to be relocated.
